I wanted to hear from the lawyer before getting back to you, I have spoke with the lawyer, because he's current in the UK, which about some hours away from Vienna. He agreed to meet with you as well, but he said you most first pay the required deposit as it's written in the agreement, without that, I'm sorry I will need to refund you back the rent. As I said he has a reason for that and I need to abide with him to make everything work out fine.

The best solution is to change contract (easy to adopt changes) because anywhere it is not fully signed and signed together with delivery of key and deposit payment. This guaranty for me that I will have accommodation and you paid rent and deposit (and having key guaranty me to get back deposit).

I really do not understand you because after sending money for rent, simple I want to give deposit but I do not want just to send this additional 700 EUR to Malaysia! (which soon will be returned back) because I have not any guaranty for entering into apartment (I do more that I really want by sending money without any guaranty to Malaysia). Because of that for me is normal that I give deposit when I receive key and this is not against any law.
