My name is Monica Barnett and I am an international Real Estate agent for the company Triuva Property®. I am managing the sale process for the property located in Pestalozzistraße 8, 10625 Berlin, Germany owned by Mrs. Carlotta Amantea. The selling price of the property has been established at 155.000,00 €.

First of all, we have just canceled the reservation for the first potential buyer, his bank did not approve the loan until now.

Because we have a considerable number of customers interested in this apartment, we have decided to activate the sale by reservation and you are the next potential buyer, you have priority in visiting the property. It is available for you and it can be found on our official website with the following Property ID: P55179194
The property will be reserved in your name for an appointment, and below you have the procedure for scheduling a private viewing, described step by step:

* To start the procedure, we will need from you the following details:

# Purchase by own funds/ Bank financing/ Combo/ Other *:

* (This is not a selection criteria, as it's only meant to indicate what has to be the correct approach from our side)

* We will fill in a pre-purchase agreement in order to schedule the reservation.
* You, as a possible buyer, will receive a notification that contains a Transaction ID number that will give you access to the Customer Area on our agency's website.
* At this point, you will have to make an earnest money deposit to our agency, within 24 hours from the issuance of the pre-purchase agreement.

The total value of the earnest money deposit has been established at 1,5% from the total purchase price, meaning 2.350,00 €. Please note that the earnest money deposit is a good-faith deposit and should not be mistaken for a down payment.

Once your payment is secured in one of our trusted accounts, the private viewing appointment will be fixed and I will be delegated to conduct the viewing. I will be accompanied by a legal representative of the owner. During the private viewing, you can verify all the aspects of the property, including all supporting legal documents.

After visiting the property:

* If you decide not to go through with the purchase, the earnest money deposit will be refunded to your bank account in the same day that you'll visit the property. Then, the pre-agreement will become Null&Void (any service fees to our agency will be paid by the owner).

* If you decide to buy the property, all the documents will be signed before a local Notary and you will have to authorize in writing the release of the earnest money deposit to the owner of the property, as a down payment for the future purchase of the property, along with the rest of the contract value.

You will cover the Notary fees and the owner will pay our services.
